Home & Property Insurance

Homeowners, renters, condo, flood and mobile home — under one review.

A house is usually the largest thing a family owns, and most policies covering them were never re-read after closing. We look at what your home would actually cost to rebuild today — not what you paid for it — and make sure the policy matches.

Policies we write

Homeowners
Structure, belongings, liability, and somewhere to live while repairs happen.
Renters
Your landlord insures the building, not your things. This covers your things.
Condominium
Fills the gap between where the HOA master policy stops and your unit begins.
Flood
Standard home policies exclude flood entirely. In much of the Triangle this is the coverage people wish they had.
Mobile & manufactured home
Written specifically for manufactured housing, which most standard carriers will not touch.
Umbrella liability
Extra liability protection stacked on top of your home and auto policies.

Worth a call if

  • You are buying a home and your lender needs a binder this week
  • Your premium jumped at renewal and nobody explained why
  • You are renting and your lease now requires renters insurance
  • You live in or near a flood zone and are not sure whether you are covered
  • You own a manufactured home and keep getting declined
  • You bundled years ago and have never checked whether the bundle still wins

North Carolina raised its minimums in 2025

Every policy issued or renewed after July 1, 2025 has to carry at least 50/100/50 in liability, with uninsured and underinsured motorist coverage matching. If your premium jumped at renewal, this is usually why.

What North Carolina requires

We shop these carriers for you

We are an independent agency. We are not tied to one company, so we compare and bring you the best fit.

  • Nationwide
  • Liberty Mutual
  • Travelers
  • Foremost
  • Universal Property & Casualty
  • Neptune Flood

Carrier names and logos are the property of their respective owners. Availability varies by state and by risk.

Common questions

Does my homeowners policy cover flooding?

No. Flood is excluded from essentially every standard homeowners policy in the country and has to be bought separately. We write flood coverage through Neptune and other markets.

How much dwelling coverage do I actually need?

Enough to rebuild the house at current construction costs, which is often quite different from the market price or the tax value. We run a replacement-cost estimate as part of the quote.

Can I get renters insurance the same day my lease starts?

Yes. Renters policies are quick to issue and inexpensive — usually a few dollars a week — and we can send proof to your leasing office directly.

Will filing a claim raise my rate?

It can, depending on the claim type and your history. Before you file, call us — we will walk through whether the claim is worth filing given your deductible.
